How pricing works

Every result is a 2026 US national average for planning. It is not a local bid. The typical column is the number to remember. Low is a cheaper metro and a simpler job. High is a costlier metro, a better specification, or more labor hours. Sales tax is not included. Tax on materials runs from nothing in some states to about 10 percent in others, and you should add yours on top.

Labor is optional. Turn it off and the low, typical, and high totals become materials only. Leave it on when you want a figure to set next to a contractor’s proposal. Project totals and line items are rounded to the nearest dollar. The rate table below keeps cents, because a price per square foot is useless if it rounds to zero.

Paint coverage is 350 square feet per gallon. A door opening is 21 square feet. A window opening is 15 square feet. Whole-home rooms are treated as squares with 8-foot walls and one door plus one window each. Small paint jobs also pay a supplies minimum, which the unit-rate table does not apply.

Left out, unless a line on the bathroom or kitchen page names it: permits, design fees, dumpster fees beyond the named line, rotten structure, lead-safe work, a second roof layer, steep-pitch roofing, stairs on a deck, and demolition of an old slab or an old fence.

Installed typical is materials plus labor for one unit. Fence is per linear foot. Roofs are shown per square foot of roof surface.

These totals use every line in the preset at the standard bath or the average kitchen. Unchecking a line on the calculator changes the result. Low and high widen that same list. They are not a different scope.
